Recently, a person living in the United States applied for registration to purchase real estate in Japan. Here we summarize the documents required for registration applications by people living in the United States. Please prepare the following documents. （It is not a required document for selling real estate. ）
先日、アメリカ合衆国在住の方が日本の不動産を購入するための登記を申請しました。そこで、アメリカ合衆国在住の方の登記申請に必要な書類についてまとめます（不動産の売却に当たっての必要書類ではありません。）。

Required document 1: Affidavit（宣誓供述書）
An original "affidavit" is required to prove the address of the real estate purchaser. This address must state the place where the purchaser actually lives. In other words, if the purchaser lives in the United States, the address listed must be within the United States.
Note that if you are a US citizen with an address in Japan, you will be issued a Japanese resident registration card, so you do not need to prepare an affidavit.
不動産の購入者の住所を証明するための「宣誓供述書」の原本が必要です。この住所は実際に住んでいる場所が記載されていなければなりません。つまり、アメリカ合衆国在住であればアメリカ合衆国内の住所が記載されている必要があります。
なお、日本国内に住所を有するアメリカ合衆国の方は、日本の住民票が発行されますので、宣誓供述書の用意は不要です。
Required document 2: Passport (パスポート)
The original passport is required. A judicial scrivener will check the original, ask for a copy of the passport, and ask the person to certify that it is the original.
パスポートの原本が必要です。司法書士が原本を確認し、パスポートのコピーをいただき、本人にパスポートの原本と間違いないことを証明していただきます。
Required document 3: Contact address in Japan （国内連絡先）
When purchasing real estate, people residing outside of Japan must apply for registration with their contact information in Japan. For example, it is expected that the contact person will be a relative in Japan.
However, if you do not have any relatives or other contact information in Japan, you will need to submit a document stating that you do not have any contact information in Japan when applying for registration.
日本国外に在住の方が不動産を購入する場合は、日本国内における連絡先を登記の情報として申請する必要があります。例えば、日本国内の親族の方を連絡先にすることが想定されます。
しかしながら、親族の方がいないなど、日本国内の連絡先がない場合は、日本国内の連絡先がない旨の文書を作成して登記の申請を行う必要があります。
